Charity Event for Leukaemia Foundation & AEIOU
My name is Monty Summers, I am twenty years old, a Churchie old boy (Class of 06) and currently enrolled as a student at the University of Queensland.
Half way through my senior year I was diagnosed with Acute Lymphoblastic Leukemia (ALA). Before being admitted to hospital I was running 13 times a week for the school cross country team. Going from intensive training to being asked to lie in bed for six months just wasn’t me and at every opportunity I’d hang my bag of chemo on the treadmill and run or strap the tubes to my arm and go surfing.
After all the support I received from Family, Friends and the Leukemia Foundation I want to give something back to them!
Beginning on the 14 July 2009 and concluding in Longreach on the 26 July 2009, we hope to raise vital funds and awareness for the Leukaemia Foundation and AEIOU (Children with Autism). These unique charities have been selected because throughout my struggle they were always there for me and my family. The Leukemia Foundation supplied accommodation, transport and a myriad of other forms of support, essential to keep me smiling. My doctor, Dr. James Morton MD has a very personal connection with AEIOU and I want to help him and others who grapple with the challenges of autism in children.
The money raised from City to Longreach will go to accommodating, transporting and counseling patients from the outback suffering from hematological diseases. Many of the essential treatments are only available in Brisbane Hospitals. Funds given to AEIOU will be used to develop programs and support for Queensland families with children diagnosed with autism living in rural and remote communities.

Bigger grants extended in move to prop up housing
* Grants of $14,000 and $21,000 stay until September 30
* Scaled back after September
FIRST-HOME buyers will have an extra six months to claim the Federal Government's more generous grants in a politically popular move designed to continue stimulating the housing construction sector.
The Treasurer, Wayne Swan, announced that people buying their first homes by September 30 would be eligible for a grant totalling $14,000 if they purchased an established house or apartment.
Those buying a newly-constructed dwelling would continue to be eligible for a $21,000 grant provided they entered their contract by September 30. For people buying their first homes from October 1 until December 31 this year, the grants would be phased down to $10,500 on established homes and $14,000 for new dwellings.
The Government originally announced the boost to the first-home owners scheme last December and said the more generous grants would expire at the end of June. That would have reduced the total grant to $7000.
Mr Swan told Parliament last night the boost to the grants had helped 59,000 people buy their first home and supported employment in the housing sector. "In light of the continuing global uncertainty and the success of this initiative, tonight I announce that we will extend the boost for a further six months - including three months at the full rate before stepping it down."
The grants will then fall back to their original level of $7000 for people buying their first homes after December 31. The cost of the six-month extension to the federal budget will be $539 million.
The more generous grants to first-time home buyers are designed to help stimulate the wider economy by lifting activity in the housing market which has been one of the economy's weakest sectors.
Treasury's economic forecasts are for spending on construction of houses and apartments to be subdued in the short-term.
Investment in building dwellings is forecast to fall by 2.5 per cent this financial year and to register no growth in 2009-10 before recovering in 2010-11.
"The near-term outlook for dwelling investment continues to be dominated by low levels of household confidence and persistent funding difficulties for medium-density dwellings," the budget papers say. "As a result, dwelling investment is expected to remain flat in 2009-10 before staging a solid recovery in 2010-11 with growth of 11.5 per cent."
The six-month extension to the more generous first-home owners grant will be welcomed by the property sector and housing construction firms.
By increasing the number of first-home buyers entering the market it will put upward pressure on home prices, boosting the confidence of existing home owners, and generate more construction activity.
The budget papers say the boost has "contributed to a significant increase in demand by first-home buyers and thereby supported dwelling prices and auction clearance rates at the lower end of the housing market".
"Loans to first-home buyers have risen sharply to the highest level as a proportion of the market since 1991. This demand is expected to continue to flow through to increased investment in new dwellings and the extension of the first-home owners boost is expected to support activity over the year." - Sydney Morning Herald

"Vendor's Bid" v "Dummy Bidding" - What's the difference?
In Queensland, Vendor Bidding is permitted at auction, whereas Dummy Bidding is forbidden. So, what is Vendor and Dummy Bidding and what's the difference?
In short, both Vendor and Dummy Bidding occur when someone places a bid on the vendor's behalf. It is usually made to stimulate activity at auction and achieve a higher price for the person selling the property.
The Property Agents and Motor Dealers (Auctioneering Practice Code of Conduct) Regulation 2001 permits Vendor Bidding when it is properly announced and the bid is not made once the price is over the vendor's reserve price (if there is one).
32A Auction conduct—seller bidderQuite similar to Vendor Bidding, Dummy Bidding is where someone places a vendor's bid, however, it is NOT announced to the bidders at the auction. This is illegal in Queensland.
(1) This section applies in relation to a seller of property offered
for sale by auction.
(2) If the seller bids for the property when it is offered for sale,
the auctioneer must announce to the other bidders that the bid
is made by the seller.
(3) Also, if the seller sets a reserve price for the property under
the Act, section 574A, the auctioneer must not accept a bid
from the seller that is higher than the reserve price set for the
property.
Does Vendor Bidding work as a strategy? Yes! We've seen many examples where it's worked quite well for the person selling their property. This is usually because the bidders are so adrenaline-charged and nervous, they're not quite sure what's going on. In all the excitement, it's often difficult for the average buyer to hear the 'vendor's bid' amongst the high-speed gibberish of the auctioneer.
The other side-effect is where a property is passed in. Let's say there are no active bidders on auction day, but there has been some interest in the property. If a property's worth $500k, an auctioneer can make a vendor's bid of $480k, have the property pass in, then the agent can promote the property as being passed in at auction for $480k. When a buyer hears this, they are led to believe there is demand for the property and the vendor is unlikely to accept anything less than $480k (because the offer was rejected at auction).
The best defence against these tactics is to know the property's value, research auction laws and practices and attend a few to see what usually happens. Write down the bidding activity and critique their approach. After a while you'll start to see what works and what doesn't.

PM flags end of first home owners' grant
THE boost to the first home owners' grant will not be extended beyond June 30, Prime Minister Kevin Rudd has suggested.
"The first home owner's boost, as you know, we have indicated that will conclude within a very fixed and finite time frame,'' he told reporters in Perth.
"It's had strong useful results so far, but I have got to say all good things must come to an end.''
The grant was raised from $7000 to $14,000 for existing dwellings and from $14,000 to $21,000 for new homes as part of the Government's $10.4 billion stimulus package last year.
Mr Rudd said the Government was still measuring the full effects of the boost but it was important the community understood deadlines were imposed for a particular purpose.

Lack of Rental Investment Keeping Rents High

Rents continue to show no signs of easing in most capital cities of Australia. The ABS’ Consumer Price Index revealed that over the first three months of 2009 rents grew by 1.7 per cent to be 8.1 per cent higher than 12 months ago, said the Housing Industry Association, Australia’s largest building industry association.HIA Chief Executive - Association, Mr Chris Lamont said that Australia’s housing supply is simply not keeping up with the demands of a strongly growing population. The acute shortage of new housing stock remains the major driver in pushing rents higher and keeping rental vacancies at record low levels.“Investment in new private rental accommodation has not responded to low interest rates and is languishing in a slow economy with constrained credit. There is a requirement to provide a stimulus to new residential construction particularly in the affordable rental sector,” said Mr Lamont.“HIA estimates that across Australia 30 per cent of private renters, or 600,000 households are in rent stress. There is a high risk this number will increase as rent and employment pressures persist throughout 2009”, said Mr Lamont.On a capital city basis rents grew strongly over the March quarter in most capital cities. The capital cities with the strongest population pressures - Perth, Darwin, and Brisbane - remain under the greatest pressure from rental increases.

During the auction, Buyer A gets quite excited by all the noise and hype. Not knowing the value of the property on the day, Buyer A puts his hand goes up in the air to make a 'silly' offer on a property. He believes it couldn't possibly go that cheap, so again - no harm there.
Unfortunately, Buyer A made an judgement error. His first bid was the ONLY bid and Buyer A is now the proud (and very nervous) owner of a property he knows very little about. Prior to the auction, Buyer A could have seen an accountant, solicitor, buyer's agent, building and pest inspector, but chose not to. The consequences could prove to be devastating.
Advice - Unreliable source
Buyer B enjoys a lovely Sunday BBQ with close friends and family. Buyer B's uncle (the property mogul of the family who 'knows everything') starts talking about a mate of his at work who uses a hybrid trust to purchase property. The uncle explains how this mate of his had sought professional advice and the trust was the best way to achieve the best asset protection and tax efficiency. As Buyer B is about to buy her first investment property, Buyer B listens intently.
On Monday, Buyer B sends an email to her solicitor with instructions to set up a trust entity - the solicitor obliges.
Buyer B then proceeds to get finance and purchase the property in the trust entity's name. While the solution for one buyer may be the best for that person, it wasn't the best setup for Buyer B. The buyer only finds out how much she has lost when she walks into her accountant's office to help her with tax reporting obligations.
Buyer C is an Engineer. She knows how to build a bridge and appreciates the benefits of growing her investment portfolio to generate wealth. She also realises her limitations and understands the value of professional advice. As such, she begins with her accountant and lawyer.
Buyer C has bought her investment property, which is optimised in terms of:
- tax effective set up
- value for money
- potential growth
- good tenants, who pay on time
